Dollar General rezoning set for Oct. 21 public hearing

      Residents are encouraged to provide feedback regarding the rezoning of industrial land at the former sight of Bardon Rubber Products at a Public Hearing being held Monday, Oct. 21, at 5:45 p.m.

      The industrial-zoned land will be home to a new Dollar General store, pending Village of Union Grove Plan Commission approval to modify the small parcel of land to commercial at the hearing.

      “I am waiting to hear what the public has to say but I don’t see a problem in going from industrial to commercial, so if someone has a problem they should give a reason why we shouldn’t do it,” stated Village Trustee Gordon Svendsen.

      The property is located at the intersection of York and 15th streets and was targeted by contracted developer Point of Beginning, which made the initial proposal at a Plan Commission meeting held Aug. 5.

      “The front portion of the property that was formerly the Bardon Rubber Products building and that is still scheduled,” Svendsen said.

      Dollar General is expected to take up an acre of the land and then go forward with redeveloping the area.

      Planning Commission members had been concerned with Dollar General’s flexibility of the land at the initial meeting in August, including the parking lot entrance and possible traffic conflicts associated with shipping trucks unloading items into the store.

      Svendsen indicated last month that the concerns will be addressed when a developer’s contract is agreed upon.

      In September, Planning Commission members approved holding a public hearing and were required to schedule the hearing within 30 days of moving forward with modifying the small parcel of land.

      According to the Business Journal, Bardon Rubber Products filed for Chapter 11 bankruptcy protection in 2002 and was looking to find a way to keep the business which began in 1948 afloat.

      However, the land eventually became vacant in 2003 after the company was purchased and its assets were sold. The currently zoned I-2 land is located outside of the Village’s Tax Increment Finance District.
